South Park is one of Leduc's established residential neighbourhoods, with much of the detached housing dating to the 1970s. That gives buyers a different option from the city's newer west and south-side communities: mature lots and established streets, but with more variation in renovation and mechanical condition.
When I evaluate a South Park home, I look beyond cosmetic updates to the roof, windows, furnace, electrical, grading, sewer line, basement condition and the quality of past renovations. A well-updated older home can compare very differently from an original-condition property even when the size and lot look similar.

As of October 7, 2026, this site's MLS feed shows 4 active residential listings in South Park, ranging from about $430,000 to $672,000, with an average asking price around $507,000.
Buyers often compare South Park with Caledonia, Corinthia Park and other established Leduc areas. For sellers, the best comparable is rarely just the closest house; renovation level, basement development, garage and major-system updates can materially change value.
