Leduc enters November with a large amount of active housing inventory and plenty of choice across both established and newer neighbourhoods. Here is a fresh snapshot using THRealty.ca's live MLS feed as of November 3, 2026. The latest full monthly Greater Edmonton Area report available this morning is still the September report published October 2, so I have kept that broader context clearly separated from today's Leduc inventory.

Leduc Active Inventory as of November 3, 2026

THRealty.ca's live MLS feed shows approximately 305 active listings in Leduc across the site's residential search, with an average asking price of roughly $522,000. Because a small number of listings can have unusual or incomplete price fields, the average should be treated as a broad inventory indicator rather than a measure of what a typical Leduc home is worth.

Looking more specifically at property categories, the feed shows approximately 252 active single-family residential listings with an average asking price near $519,000. It also shows approximately 33 active condo listings with an average asking price near $296,000.

These are active asking-price figures, not sold-price averages. They change whenever homes are listed, reduced, sold or removed from the market.

What Changed Since the October Snapshot?

On October 12, the same live feed showed about 315 active residential listings in Leduc. Today's count is about 305, a modest decline of roughly 3%. That is consistent with the normal move deeper into the fall market, but inventory remains substantial enough that many buyers still have meaningful choice.

The composition of that inventory matters more than the city-wide number alone. Newer-growth areas can contain both resale homes and new construction, while some established neighbourhoods may have only a handful of active options at any given time. Buyers should compare a property against its closest real alternatives rather than relying on a city-wide average.

Greater Edmonton Area Context

The latest full monthly report available from the REALTORS Association of Edmonton as of the morning of November 3 is the report published October 2 covering September 2026. It recorded 1,959 residential sales across the Greater Edmonton Area, down 8.8% from August and 10.3% from September 2025. There were 3,864 new listings, while total inventory was 16.7% higher than one year earlier.

The Association reported an average selling price of $466,080 across all residential property types and an MLS Home Price Index composite benchmark of $423,100 for September. Those are Greater Edmonton Area figures, not Leduc-specific sold statistics.

What This Means for Leduc Buyers

November can be a useful time to shop because there is still considerable inventory but fewer casual buyers than during the spring market. That does not automatically make every seller highly negotiable. A well-priced home with a desirable garage, lot, renovation level or location can still stand out quickly.

The best approach is to compare each property with the active competition in the same neighbourhood, price band and housing type. Pay particular attention to whether you are comparing a resale with other resales or with nearby builder inventory, because incentives, landscaping, appliances, basement development and possession timing can change the real value equation.

What This Means for Leduc Sellers

With roughly 300 active options city-wide, buyers can be selective. Pricing a home based only on what a neighbour asked several months ago is risky. Current competition, recent comparable sales, condition and the amount of competing new construction all matter.

Presentation becomes especially important as winter approaches. Buyers have less patience for properties that are difficult to access, poorly lit or hard to evaluate. Clear snow and ice, strong exterior lighting, a comfortable interior temperature and clean, bright rooms help buyers focus on the home rather than the season.
