Selling in Leduc & Area
A better sale starts before the listing goes live.
The strongest results usually come from getting the pricing, preparation, presentation and launch strategy right from the beginning. My job is to help you decide what is worth doing, what is not, and how to position your property against the homes buyers are actually comparing it with.

The selling process
Six decisions that matter more than simply putting a sign on the lawn
1. Price With Evidence
I review recent comparable sales, active competition, neighbourhood context, condition and the features that make your home different. The goal is a pricing strategy that attracts serious buyers without giving away negotiating leverage.
2. Prepare Intentionally
We identify the repairs, cleaning, decluttering, curb appeal and presentation work that can actually improve the launch - and just as importantly, the projects that are unlikely to pay you back.
3. Make the First Impression Count
Buyers usually meet your home online first. Photography, presentation and clear marketing need to make the property easy to understand and worth stopping on.
4. Launch for the Property
A family home, acreage, investment property and condo should not all be marketed the same way. MLS exposure is the base; local, digital, social and open-house promotion are added where they make sense.
5. Read the Market
Showing activity, buyer feedback and competing inventory tell us whether the launch is working. We look at the evidence together rather than reacting to one comment or one quiet weekend.
6. Negotiate the Whole Offer
Price matters, but so do deposit, possession, conditions and risk. I walk you through the full offer and stay involved through conditions, lawyer coordination and possession.
