The Leduc real estate market is heading into fall with a healthy amount of active inventory, while the broader Greater Edmonton Area is showing the normal seasonal slowdown in sales activity. Here is a practical snapshot of what buyers and sellers in Leduc are looking at right now.

The live MLS feed on this website currently shows approximately 314 active residential properties in Leduc across the residential categories used on the site.
Within that inventory, approximately 275 single-family residential listings are active, with an average asking price of roughly $528,000. There are also approximately 39 active condo listings, with an average asking price of about $281,000.
Important: these are current asking-price averages from active listings, not average sold prices. They change as listings are added, reduced, sold or removed from the market.

What Is Happening in the Broader Edmonton-Area Market?
The REALTORS Association of Edmonton reported on October 2 that the Greater Edmonton Area recorded 1,959 residential sales in September 2026, down 8.8% from August and 10.3% from September 2025. At the same time, 3,864 new listings came to market, up 7.2% month over month and 11.3% year over year.
The Association also reported that total inventory was 16.7% higher than one year earlier. The average selling price across all residential property types in the Greater Edmonton Area was $466,080 in September, while the MLS Home Price Index composite benchmark was $423,100.
Those figures cover the broader Greater Edmonton Area rather than Leduc alone, but they provide useful context: buyers are entering fall with more choice than they had a year ago, while sales activity has cooled seasonally.

What This Means for Leduc Buyers
More inventory generally gives buyers more opportunity to compare properties rather than reacting to the first suitable home that appears. That does not mean every property is negotiable to the same degree. Well-priced homes with desirable garages, lots, renovations or locations can still attract strong attention.
The useful question is not simply whether the overall market is slower. It is how a specific home compares with the active competition in its neighbourhood and price range.
If you are buying in Leduc, compare the property against similar current listings and recent sales before deciding what to offer. Established neighbourhoods and newer construction areas can behave differently even at similar price points.
What This Means for Leduc Sellers
With more choice available to buyers, presentation and pricing matter. A seller is competing not only against recently sold homes but also against everything a buyer can tour this week.
Homes that are priced based on evidence, prepared well and easy to understand online are in a stronger position than listings that begin too high and rely on repeated reductions later.
