Leduc and Beaumont are two of the most common communities buyers compare south of Edmonton. They are close enough that many people can realistically consider both, but the housing inventory, neighbourhood mix and day-to-day setting are not identical.

Current Real Estate Inventory
As of October 7, 2026, the live MLS feed on this site shows roughly 314 active residential properties in Leduc and about 187 in Beaumont when comparing single-family homes, condos, townhomes and manufactured homes.
Current asking prices also look different. Leduc's active residential inventory averages roughly $497,000, while Beaumont's averages roughly $588,000. Those figures are asking-price averages, not sale-price averages, and they change as listings enter and leave the market. They are useful mainly as a snapshot of the inventory buyers are choosing from right now.

Leduc Offers a Broad Mix of Established and Newer Areas
Leduc gives buyers a wide range of neighbourhood ages. Established areas such as Leduc Estates, Caledonia, Corinthia Park, Linsford Park and the Telford areas can be compared with newer communities such as Southfork, Black Stone, Robinson and Woodbend.
That range can be useful if you are deciding between mature streets and lots, renovated older homes, newer resale inventory and active new-construction areas without leaving the same city.
Beaumont Has Its Own Growth and Newer-Housing Story
Beaumont has also been growing and continues to invest in transportation, parks and planning. The City of Beaumont's 2026 budget information includes work tied to planned growth, road and intersection improvements and a multi-use trail connection.
For buyers, the practical point is that Beaumont has a substantial amount of newer housing and active development, but individual areas still need to be compared on lot position, builder specifications, nearby construction, road access and future plans rather than treating all newer homes as interchangeable.
Trails and Outdoor Space
Leduc's Multiway Trail System connects neighbourhoods with parks, Telford Lake and other parts of the city. The Telford Lake trail itself is approximately 8.2 km.
Beaumont also has a connected parks and trail network. The City's outdoor spaces information reports more than 33 kilometres of asphalt trails and approximately 84.5 hectares of park land.
If walking, cycling or park access matters to you, I would compare the specific home and neighbourhood connection to those systems rather than simply choosing between the two cities at a high level.
Both Cities Are Planning for Growth
Leduc's Growth Management Study says the city is growing faster than previously expected and will need additional land over the long term for housing, jobs and services. Beaumont's planning and budget work also emphasizes responsible growth and transportation infrastructure.
For a home buyer, growth matters most at the property level. If you are purchasing near the edge of a subdivision or beside undeveloped land, it is worth checking future roads, neighbourhood plans and surrounding development before assuming the current setting will remain unchanged.
How I Would Choose Between Leduc and Beaumont
I would start with the actual homes available in your price range and compare the trade-offs directly. A few questions usually narrow it down quickly:
- Do you prefer established housing, newer construction or either?
- How important are lot size and garage dimensions?
- What routes do you need to drive most often?
- How much value do you place on proximity to specific trails, parks or recreation?
- Are you comfortable with nearby construction or future development?
- Does one city offer materially better homes for your budget right now?
The answer can change with inventory. If the best three homes for your needs are in Leduc, that matters more than a generic city comparison. The same is true if Beaumont happens to have the stronger options when you are ready to buy.
